  • Site: Soils engineers determine whether a site will support the structure. They determine the risk of landslide and the potential for earthquake damage.   • Pests: A licensed pest control operator searches a home’s basement or crawl space as well as the attic and floor for termites, fungus, dry rot or excessive moisture from roof or leaky plumbing. A report can also indicate the condition of foundation and whether another specialist needs to take a look at plumbing, roof, electrical system, soils or drainage systems.   • Roofing: Roofing contractors inspect the roofing surface only (not the attic side) for signs of wear, rotting, excessive drying and lost shingles, splits in roofing materials and exposed felts. Metal flashings are examined, as well as pitches or valleys for accumulation of leaves or other debris. Overhangs and gutters, often the source of water damage are also checked.
